A newer generation of ESCO includes innovative funding methods such as off-balance sheet mechanisms, which have a set of applicable devices configured to lower a building's energy costs. The ESCO first conducts an analysis of the property, designs an energy efficient solution, installs the necessary elements and maintains the system to ensure energy savings during the payback period.

The energy cost savings are often used to pay back the capital investment of the project over a five to twenty year period, or reinvested in the building to enable capital upgrades that may otherwise not be feasible. If the project does not produce a return, the ESCO is often responsible for paying the difference.
